How Much Does a Property Manager Cost in Orlando or Kissimmee? A Plain-English Breakdown

If you own a rental in Orlando, Kissimmee, or St. Cloud, the first question you probably ask a property management company isn't "what do you do?" It's "what does it cost?" The honest answer is that it depends on how the fee is structured, so it pays to understand the pieces before you compare quotes.

Most Central Florida property managers charge in one of two ways: a flat monthly fee regardless of rent amount, or a percentage of the rent that's actually collected each month. The percentage model is more common for single-family and small multifamily rentals because it ties the manager's pay to performance. If no rent comes in, the manager doesn't get paid that month either, which keeps incentives aligned with the owner's.

Within the percentage model, rates often scale with the size of your portfolio. At KNA Property Management, for example, the fee is 8% of collected rent for a single property, dropping to 7% for owners with two to four properties and 6% for five or more. That kind of tiered pricing is worth asking about if you're building a portfolio rather than managing just one unit.

Beyond the monthly fee, expect a separate tenant placement cost whenever a new tenant moves in. This typically covers marketing the unit, running background and credit checks, and handling the lease paperwork. KNA's placement fee, for instance, is half of one month's rent each time a new tenant is placed, whether that's your first tenant or a replacement after someone moves out.

What should that monthly percentage actually buy you? At minimum, look for tenant screening (credit, employment, rental history, and criminal background checks), rent collection, coordination of maintenance and repairs, and periodic property inspections with written condition reports. If a company's fee doesn't clearly cover those basics, ask what's extra.

A few costs tend to surprise first-time owners: eviction-related legal fees, maintenance markups, and lease-renewal charges. Ask upfront how evictions are handled. Many managers, including KNA, work with an established partner law firm so the process moves efficiently while keeping the owner informed every step.

One more thing worth confirming, as a matter of general information rather than legal advice: in Florida, individuals or companies that lease property and collect rent on an owner's behalf for compensation are generally expected to operate under proper real estate licensing. It's a reasonable question to ask any manager you're vetting.

The cheapest fee isn't always the best value. A lower percentage that skips inspections or screening can cost you far more in vacancies, damage, or bad tenants down the road.
