KNA Property Management handles the day-to-day work of your single-family rental so you don't have to: finding and screening the tenant, collecting rent, coordinating repairs, inspecting the home and keeping you informed.

What "full-service" means at KNA

Some companies advertise a low monthly fee and then charge extra for every task. Our management fee covers the core work of running a rental:

• Tenant screening: credit, employment, rental history and criminal background checks on every applicant.
• Rent collection and owner payments, issued on the 5th of every month.
• Maintenance and repairs scheduled with skilled professionals we trust.
• Periodic inspections with reports on the condition of your home.
• Regular updates, so you always know how your property is doing.

You get one team for the whole job instead of a separate leasing agent, bookkeeper and handyman. If you own more than one rental, the fee goes down as your portfolio grows, and every home gets the same attention.

How we take over your rental

1. We meet and review your property. We sit down with you, look at the home and its location, and talk through the current rental market in your area. If you want a number before we meet, our free rental calculator estimates your net income.
2. We build a plan and a schedule. Together we agree on the asking rent, any work the home needs before it is listed, and a timeline to get it rented.
3. We market the home and place a tenant. If the home is empty, we list it with drone aerials, 4K video and a Matterport 3D tour, then screen every applicant before anyone signs a lease.
4. We manage it month to month. We collect rent, pay you on the 5th, handle maintenance requests, inspect the home and send you regular reports.

What it costs

Our management fee is a percentage of the rent we actually collect, so we only get paid when you do:

• 8% of collected rent if we manage 1 property for you
• 7% for 2 to 4 properties
• 6% for 5 or more properties

When we place a new tenant, there is a one-time placement fee of half of one month's rent. For example, on a home renting for $2,000 a month the management fee is $160 a month and the placement fee is $1,000.
