House keys on an envelope next to a signed lease

Chasing rent is the part of being a landlord most owners like least. It is awkward, it takes time, and it is easy to let a late payment slide once and then again.

When KNA Property Management manages your rental, rent collection is our job. Your tenants pay us, we follow up when they don't, and you receive your payment on the 5th of every month.

What is included

Rent collection is part of every management agreement, together with the records you need to understand how your property is performing:

  • Monthly rent collection from your tenants.
  • Follow-up on late payments, according to the lease.
  • Owner payments issued on the 5th of every month.
  • Regular reports so you can see what came in and what went out.
  • Handling of the tenant's security deposit at move-in and move-out.

Clear records also help at tax time. Rent collected, our fee and repair expenses all show up in your reports, so you and your accountant aren't piecing the year together from bank statements.

How it works each month

  1. Rent comes in. Tenants pay their rent to KNA on the due date set in the lease.
  2. Late payments get a follow-up. If a payment is late, we contact the tenant right away and apply the late terms in the lease. You don't have to make the uncomfortable call.
  3. You get paid on the 5th. After our management fee and any approved expenses, we send your payment on the 5th of every month.
  4. You see the numbers. We keep you updated with reports, so you know how your rental is doing without asking.

What it costs

Rent collection is included in our management fee of 8%, 7% or 6% of collected rent, depending on how many properties we manage for you. Because the fee is a percentage of rent actually collected, we have the same goal you do: rent paid in full and on time. See full pricing.
